Legendary investor and philanthropist Warren Buffett has cut the price of his vacation home in Laguna Beach, California, by $3.1 million after putting it on the market for $11 million in February 2017, as first reported by The Wall Street Journal, citing a spokeswoman for the listing agent.
The CEO of Berkshire Hathaway Inc. (BRK.A) is reportedly looking to attract more buyers and close the deal sooner. Buffett paid $150,000 for the beach house in the early 1970s, meaning that even with the lower price, he would be making an over 5,100% return on his investment. Luxury Real Estate on the Market Longer, Sales More Difficult
"Never count on making a good sale. Have the purchase price be so attractive that even a mediocre sale gives good results," Buffett wrote in a note to partners dated in 1963, as highlighted in Roger Lowenstein's bioggraphy "Buffett: The Making of an American Capitalist."
While Buffett used to spend summers at the California home, he said in an interview last year that he has not used it very much since the death of his first wife in 2004. Buffett recalls writing Berkshire Hathaway's annual reports at the vacation home during Christmas time, and stopping through as he visited Disneyland with his children.
The 3,500-square-foot, three-level Laguna Beach home, now listed at $7.9 million, has been renovated several times over the decades but not recently, according to the spokeswoman. The six-bedroom house with views of the beach is located in Emerald Bay, a gated community with luxury homes. Buffett had also purchased an adjacent house, called "the annex," which was used to host guests and is connected to the main home through a staircase. He sold the annex in 2005.
Selling conditions in the Orange County neighborhood have become a bit tougher in recent times, with total sales down 1.4% year-over-year (YOY) in July, according to Realtor.com and as cited by the WSJ. Price cuts on active listings in the area over that period were also up from 18% in the year-ago period to 22%. Bloomberg noted that luxury real estate typically stays on the market longer due to a smaller pool of buyers, citing data from Reports on Housing indicating that a $4 million or more property in Orange County is expected to stay listed for over a year.
The 87-year-old "Oracle of Omaha" is currently listed as the third richest person in the world according to Forbes, behind Amazon.com Inc.'s (AMZN) Jeff Bezos and Microsoft Corp.'s (MSFT) Bill Gates, who remains Buffett's close friend.
Buffett spends a majority of time in Omaha, Nebraska, which is also Berkshire Hathaway's headquarters. (See also: Top 5 Positions in Warren Buffett's Portfolio.)
